About Highlands

The Highlands is Greater Victoria's wilderness municipality — a rural district of lakes, rocky hills, and old-growth forest stretching along the Saanich Inlet, and one of the last genuinely wild places in the region. More than a third of its land is protected parkland, anchored by Gowlland Tod Provincial Park, Mount Work Regional Park (the highest peak on the Saanich Peninsula), and Lone Tree Hill, with hiking, mountain biking, and three swimming lakes threaded through. Environmental stewardship is the community's defining value: strict zoning and conservation covenants deliberately limit development, and residents build homes meant to blend into the landscape — positioned for privacy over visibility, on wells and septic. The result is a small community of roughly 2,000 people where properties are genuinely rare and tightly held: forested acreages, custom West Coast homes, and large private estates ranging from a couple of acres to dozens. For buyers, the Highlands offers space, silence, and a direct connection to nature just 10–30 minutes from Langford's shopping — at the cost of a thin resale market, rural servicing, and zoning that all but rules out subdivision or development.
