2. Listing data

Property listings displayed on the Site are sourced through the Canadian Real Estate Association's Data Distribution Facility (CREA DDF^®) and from local real estate board feeds (including Matrix), under the terms applicable to those data providers. Listing data is provided by the listing brokerage of each property; we are not the source of record for any listing. Information is believed to be reliable but is not guaranteed accurate, complete, or current. Always confirm material facts about a property — including price, status, measurements, taxes, strata fees, and inclusions — directly with the listing agent or the source of record before relying on them.

Use of listing data is subject to the terms of CREA, the applicable real estate board, and the REALTOR^®trademark rules. You may not scrape, redistribute, or commercially exploit listing data from this Site.

3. Valuation estimates are not appraisals

Any home-value estimate produced by this Site is an automated, data-driven opinion of value for general informational use only. It is not a formal appraisal under the Appraisal Institute of Canada or any other professional standard, nor is it a Comparative Market Analysis (CMA) prepared in connection with a listing engagement. It does not consider every characteristic of your property, will not satisfy the requirements of a lender, court, or insurer, and should not be relied upon for refinancing, dispute resolution, taxation, estate planning, or any other decision requiring a certified valuation. For those purposes, engage a licensed appraiser or a real estate licensee in person.

4. No guarantee of accuracy or availability

The Site is provided on an “as is” and “as available” basis. We make no warranties — express, implied, statutory, or otherwise — about the accuracy, completeness, timeliness, reliability, or fitness for any particular purpose of any information on the Site. The Site may be unavailable from time to time for maintenance or for reasons outside our control, and we make no commitment of uptime.

5. Limitation of liability

9. Governing law

These terms and any dispute arising out of or related to them or the Site are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict-of-laws principles.
