About Central Saanich
Central Saanich is the agricultural heart of the Saanich Peninsula — a community where roughly two-thirds of the land is working farmland, set between Sidney to the north and Saanich to the south, about 20–25 minutes from downtown Victoria. Its character is ocean-to-orchard: rolling farm fields, hobby farms and farm stands, a growing cluster of wineries and cideries, and the world-famous Butchart Gardens on the Tod Inlet shore. Two village cores anchor daily life — Brentwood Bay on the west side, with its marina, waterfront dining, and the Mill Bay ferry across the Saanich Inlet, and Saanichton, the more central and practical hub near schools, the Peninsula hospital, and Highway 17. The housing is genuinely varied: Brentwood Bay village homes and condos, Saanichton family properties, elevated view homes on Tanner Ridge and Mount Newton, rural acreages and farms around Keating, Oldfield, and Island View, and waterfront estates along the inlet. For buyers, Central Saanich offers a semi-rural, farm-to-table lifestyle close to the airport and ferries — but because it spans condos to multi-acre ALR farms, these are really several different markets under one name, and due diligence on zoning and land use matters.
